Flood water isn’t normal. By the time it reaches your home, it’s picked up whatever it ran through dirt, sewage, chemicals, and bacteria. Anything that stays wet for more than 24 hours can start growing mold, and breathing that in is a real health risk, not just a cosmetic problem.
A lot of people see flood water and figure they’ll dry it out with fans and open windows. That handles the surface. It doesn’t handle what’s already inside your walls, under your subfloor, or sitting in your crawl space where air can’t reach. That’s where the real damage and the mold start.
Understanding the Risks Lurking in Floodwater
Once the water recedes, it’s tempting to walk straight in and start pulling things out. A couple of things to check first:
- Turn off electricity at the breaker before entering if water reaches any outlets, appliances, or the electrical panel. Damp conditions and live circuits are a dangerous combination.
- If you smell gas, don't enter. Call your gas company from outside.
- Wear rubber gloves and boots at a minimum. If there's any chance sewage was involved, add a mask. Flood water can carry bacteria like E. coli and Salmonella that stay active on hard surfaces for days, sometimes weeks, even after the water itself is gone.
- Watch your footing. Prolonged flooding can weaken floorboards and subfloors that look fine but aren't. Move carefully, especially in basements.
- If mud or silt came in with the water, don't disturb large deposits near walls before someone checks the structure. Heavy buildup on both sides of a wall adds pressure; it's worth looking at before you start shoveling.
What to Look For After Flooding
If you were in Franklin or Hendersonville this past April, you saw what Middle Tennessee flooding looks like up close. Roads shut down, power out across the city, water in homes and businesses that had never flooded before. It was the kind of event that reminds you this isn’t a once-in-a-generation thing, it’s just part of living here. Check for these:
- Floors that feel soft or spongy underfoot
- Walls that are cool or damp to the touch even after the water is gone
- A musty smell that showed up within a day or two of the flooding
- Drywall that's staining, bubbling, or starting to crumble at the base
- Visible mold spots, black, green, or gray along baseboards or in corners
- Your crawl space has standing water, or the ground looks saturated
If any of that sounds like your situation, don’t wait for it. 📞 Call 615-257-8063

Frequently Asked Questions
Does regular homeowner's insurance cover flood damage?
Usually not. Standard homeowner's policies typically don't cover flooding from outside the home rising creeks, storm surge, runoff. That's covered under a separate flood insurance policy, usually through FEMA's National Flood Insurance Program. Water damage from a pipe or internal source is different and often is covered. If you're not sure what you have, call your insurance agent first, then call us. We'll work with whatever applies and make sure the documentation supports your claim.
The water has been sitting for a day or two already, is it too late to call?
No, but the clock matters. Mold can start within 24 to 48 hours and the longer wet materials sit, the more has to come out. Call us now rather than waiting to see if things dry on their own they won't.
Can we stay in the house while you're working?
Depends on the situation. For a flooded crawl space or basement, most people stay. For main living areas or sewage backup, we'll usually recommend you stay somewhere else until cleanup is done. We'll tell you upfront either way.
The flooding came from a backed-up drain or sewer is that different?
Yes, and it's important to know. Sewage backup is Category 3 contaminated water. More material typically has to come out, the disinfection process is more involved, and we document it differently. Just let us know when you call so we come prepared.
What about mold? Do you handle that too?
Yes. We're IICRC certified for both water damage and mold remediation. If we find mold while we're doing flood cleanup, we handle it as part of the same job. You won't need to bring in a second company.
How long does the whole process take?
Drying alone takes 3 to 5 days in most cases. Repairs depend on how much had to come out. We'll give you a clear timeline after the initial walkthrough no guessing, no vague answers.
